Terms & Conditions

Sut Rooms offers the possibility of booking accommodation on the room model, which can be booked individually (prices/night) or for longer periods of time, as long as availability is confirmed. 

The room rate always includes breakfast service and daily cleaning. 

Check-in: available from 3pm (in-person check-in available on request and always available by code sent before check-in).

Guests must fill in the online check-in form that is sent to them at the time of booking, as well as 48 hours and 24 hours before, in order to enter the accommodation.

Bookings must always be made by adults and the documents entered at the time of online check-in must always correspond to the person staying overnight.

Check-out: until 11.00 a.m.

Check-ins before 3pm and check-outs after 11am must be requested at the time of booking and are subject to confirmation of availability and the corresponding fee.

Car park: Underground car park in Campo da Vinha, 2 minutes from the accommodation. Accommodation in the streets surrounding the SUT, payable between 9am and 7pm Monday to Friday and between 9am and 1pm on Saturdays.
The Internet access service (WIFI) is free throughout the property and the network and password are displayed in each room.

Any extra requests may incur additional costs and must be confirmed in advance by SUT Roomsl.
A cot will be provided for children up to 2 years old, if requested in advance, free of charge.
Maximum capacity of 1 cot per room (Orange room and Green room). 

Pets are not allowed.
Smoking is not permitted inside the accommodation.

Booking Conditions

Bookings can be made up to the same day via the sutrooms.com website, by emailing welcome@sutrooms.com or via the online booking portals where SUT is advertised.

Pricing Policy
Prices include VAT.
The number of people per room may not exceed the maximum capacity indicated. Otherwise, the possibility and associated extra cost will have to be analysed.
SUT Rooms accepts payments by stripe, mb way, credit card, bank transfer or cash, although payment by bank transfer is only eligible for bookings or purchases of services with advance payment.

Changes or Cancellations
All cancellations or changes to confirmed reservations must be made by email to welcome@sutrooms.com. After the process you will receive confirmation of the cancellation or change by email. It will refer to the amount to be refunded and the amounts charged, if any.

Cancellation conditions:
- Up to 14 days before the check-in date, we will refund the entire prepayment.
- Up to 7 days before the scheduled date of arrival - the amount will be converted into a voucher to be used within 3 months, not including the high season.
- In the event of a NO-SHOW (no-show by 11.55pm on the day of check-in), without any explanation, no refund will be given.
Please note that cancellation charges (such as bank transfers or other payment fees, if applicable) are not our responsibility.
Refunds will be made within 30 days of the date on which the cancellation or change was confirmed.
